We will take you behind those doors to unlock the true beauty of San Miguel de Allende. Properties purchased in the interior of México are owned or co-owned through a free simple deed. The deed must be issued by a public notary (who is an attorney), registered with the property tax office and the public registrar which is also headed by a public notary appointed by the state government.

If you want to buy a property in México we recommend you have a passport with you because one of the requirements to apply for a permit to purchase a property in México with the Ministry of Foreign Relations and they require a copy of the purchaser's passport. Most purchases are cash transactions realized in a 30-90 day period of time. Some short term financing, (1 to 5 years) may be available with the seller carrying the financing. A number of mortgage companies & banks are now offering long term financing, (up to 20 years) for foreigners wanting to purchase a home in Mexico.

Our local property taxes are running approx. $150.00 U.S. to $750.00 U.S. per year depending on the value of the home. Water is approx. $250.00 U.S. per year, gas and electric together should not be more than $40.00 U.S. to $70.00 U.S. per month. Maids are approx. $60.00 U.S. per week, and a gardener houseman approx. $75 U.S. per week.

Most visitors come with a tourist visa (FMT) easily obtained at the port of entry. This is usually good for six months. Many people reside here on a tourist visa, simply leaving as the visa expires and obtaining a new one upon re-entry. Some obtain a FM3 document which is valid for 5 years but it must be renewed every year and allows multiple departure and entries without questions. If you want to remain in México as your primary residence, once you have had your FM3 for five years you can then apply for an FM2, which allows you to remain in Mexico on a permanent basis.

Any other information regarding FMT, FM2 and FM3 documents and their costs & acquisition, can be acquired within Mexico, at a local State Department Office, (Oficina de Gobernacion/Instituto Nacional de Migración). You can also do this in your Mexican Consulate or Embassy in your country of origin.

Mortgage - If you wish to buy a home but don't have enough to finance the purchase, then a mortgage loan is what you may need. But you need to have good income and credit score to qualify for a mortgage at better rates and terms.
